First off, hire a professional real estate agent who has the knowledge and experience to properly market and negotiate the sale of you property. The person you hire should be accessible, and you should feel comfortable asking them questions. Make sure the person you hire has a good understanding of the location and has listed and sold properties in the area before.

Your real estate agent should be able to assist in doing an overview of your property. Staging is one way of making the property attractive to potential buyers; think “model suite”. Builders almost always use model suites to entice buyers. They don’t have any clutter, they’re immaculate, they have less furniture than a person normally has. Making the property less “yours” will allow the buyer to imaging living in the space more easily. Even something as simple as a fresh coat of paint is a great way to brighten up a property. Remember: first impressions are very important.

Our commission covers the preparation of various legal agreements, professional photography, feature sheets, staging consultation, and arranging status certificate order with the property manager. We also offer a portion of our commission to buyer’s agent.

We do feel that doing an open house is a great way to showcase your suite. That being said, it’s not mandatory, and some condo buildings do not allow them.

Once the deal is firm and binding, you will notify your lawyer, and we will send them all of the necessary paperwork. You’ll want to ensure that you notify cable, gas, telephone, hydro, and other utilities of your move. In the event we sell your condo, your property manager should be notified in order to settle up monthly common area charges.
